About The Conference:

For the first time, there is more money in real estate than ever before, introducing new challenges to keep up to demand. More foreign capital is flowing into US real estate, bringing the industry to a peak pricing environment and pushing investors into new markets daily. With pricing reaching an all-time high in a deal-drought environment, coupled with global market volatility, investors and developers are skittish in where to put their dry powder, pushing private equity professionals to new, niche areas of real estate that haven’t previously been explored. As the industry emerges from a low interest rate environment, and into a rapidly changing landscape with lower taxes, less regulations, higher rates and higher inflation, what does this mean for private equity real estate? What are the best ways to take advantage of the opportunities in the market today? And what are the risks that investors could encounter along the way? These are some of the thought-provoking questions that will be addressed through a variety of formats at iGlobal Forum’s flagship event 17th Real Estate Private Equity Summit West (February 21-22nd, Los Angeles, CA). Join top-level senior executives in all aspects of real estate private equity looking to build new partnerships, drive returns and find new, affordable investing opportunities in a shifting space.

PRE-SUMMIT WORKSHOP A:

BEST PRACTICES FOR JOINT VENTURE REAL ESTATE INVESTING

Wednesday February 21, 2018

9:30 am to 11:30 am

The model of real estate private equity firms doing joint ventures with developers and project sponsors is a time-honored tradition. Private equity firms rely on sponsors, with their deep knowledge of markets and sectors, to help populate their funds with deals. Likewise, sponsors count on private equity firms and other financial partners to fund their projects and help bring them to life. The popularity of real estate joint ventures is on the upswing due to a surplus of capital and a shortage of good deals. But today’s JVs are different—they’ve been shaped by painful lessons learned during the financial crisis, when many projects were either put on hold or abandoned. This workshop will give you greater insight into critical success factors for joint ventures in the current economic and real estate climate.

  • Find out if Joint Venture real estate investing is right for your portfolio?
  • Hear case studies of successful JV deals.
  • Explore the steps to the right partnership.
  • Insight into JV Deals from all angles, from equity providers, operating partners, LPs, lenders and attorneys.

3:15 pm to 5:00 pm

Intense competition, steep valuation-to-EBITDA multiples for investment targets, and pressure to deploy funds and generate adequate returns make it difficult to find attractive investment opportunities. With an overabundance of capital chasing too few large cap deals, many investors have turned their attention to the larger middle market in hopes of identifying attractive new opportunities to deploy capital. The middle market is a hot segment for investors of all sizes and types for it offers superior prospects for differentiated, value-added investing. This workshop will provide an in-depth look at the risk/return profile of the middle market, navigating increased competition and determining the best investment strategy in this burgeoning market.

  • Understanding how the middle market is evolving and the risks and rewards of investing in it
  • What asset types in the middle market offer the best investment opportunity?
  • What lending opportunities are available and who are the lenders?
  • How do middle market prices correlate to primary markets?
  • Sound financial strategies for middle market investing
